How Great Choice Plus works in practice
A buyer using Great Choice + Great Choice Plus receives two loans at closing: the Great Choice first mortgage (the primary home loan) and the Great Choice Plus second mortgage (the assistance). The second mortgage funds are applied to the down payment and/or closing costs, reducing the cash the buyer needs to bring to closing.
Because the second mortgage is deferred, the buyer's monthly payment is based only on the first mortgage. The second mortgage balance accrues but does not require monthly payments. When the home is eventually sold or refinanced, the second mortgage balance is repaid from the proceeds.
